How we handle a fire and smoke damage job.

Every fire job is different, but the work follows the same four phases. Here's what to expect.

1. Emergency response & property securing

First job after the fire brigade leaves is making the property safe — boarding up broken windows, tarping damaged roofing, securing entry points. We respond fast, because an unsecured fire-damaged property is exposed to weather, theft, and further deterioration. We can also coordinate with police, fire investigators, and your insurer before cleanup begins, so nothing gets disturbed that shouldn’t be.

2. Assessment & damaged material removal

Once it’s safe to access the property properly, we work through the damage systematically — what’s salvageable, what isn’t, and what needs specialist intervention. Damaged structural materials get carefully removed and disposed of. Contents that can be saved get packed out for off-site restoration; contents that can’t get inventoried for your insurance claim.

3. Soot, smoke residue & odour treatment

This is where most of the actual restoration work happens. Soot and smoke residue penetrate everywhere — walls, ceilings, HVAC ducts, cavities, fabric, timber. We use specialist cleaning agents, HEPA filtration, thermal fogging, and ozone treatment where appropriate to remove the residue and neutralise the odour properly. Surface cleaning alone leaves the smell, and the smell can be very persistent.

4. Restoration & rebuild coordination

Once the property’s been cleaned and treated, the rebuild phase brings everything back to a livable, properly finished standard — replacing damaged materials, repainting, restoring trim and cabinetry. For larger jobs that need trades outside our scope (structural, electrical, major plumbing), we coordinate them so you’re not running the project yourself.

Every job's scoped to what's actually needed — small contained damage gets a smaller scope, larger jobs get the full process. A typical fire and smoke restoration will include some or all of the following:

Soot goes everywhere. So does the smell.

The visible damage from a fire is usually the easy part. What you can see, you can deal with — burned materials get removed, scorched walls get cleaned, damaged contents get inventoried. The harder part is the damage you can’t see.

Smoke moves through a building like air. It gets into wall cavities, ceiling spaces, HVAC ducts, the backs of cabinets, the underside of timber floors, the insulation, the carpet underlay. Soot particles are smaller than dust — they settle on surfaces you’d never think to clean, and they hold the odour. Wipe down the walls and skip the rest, and six months later the place still smells like the day after the fire — because the source of the smell never left.

Proper fire and smoke restoration means treating the whole building as a system — finding where the smoke went, cleaning it out of those places (not just the obvious ones), and neutralising the residual odour properly so it doesn’t keep coming back. It takes longer than a quick clean. It’s also the only way to actually get rid of the problem.

Q: How quickly can you respond?

For active fire damage situations, we aim to be on-site within hours of the fire brigade clearing the scene — the property needs to be secured before further damage from weather, theft, or structural deterioration. For smoke-only damage or smaller incidents, same or next day.

Most home and contents insurance policies cover fire and smoke damage restoration. We provide the detailed documentation, photo records, inventory lists, and structured reporting your insurer needs, and we’ll liaise with assessors directly to keep the process moving.

A lot of items that look ruined can actually be restored — particularly soft furnishings, documents, electronics, and treasured personal items. We assess everything individually. What can be saved gets restored on-site or at our facility; what can’t gets inventoried for insurance. We’ll always tell you honestly what’s realistic to save.

Yes — if the restoration is done properly. The smell is the soot and smoke residue, and that has to be cleaned out of every surface it touched, including the ones you can’t see. Once the residue is gone and the air has been treated, the smell goes with it. Surface-clean only, and the smell tends to come back when the weather warms up.

Depends entirely on the scale. A small contained fire with smoke damage might be one to two weeks. A major house fire requiring substantial structural rebuild can be months. We give you a realistic timeframe upfront based on the assessment — not an optimistic one.

Older properties (typically pre-1990) can have asbestos in building materials that becomes hazardous when disturbed by fire damage. If we suspect asbestos or other hazardous materials in the affected areas, we engage a licensed assessor before any further work begins. Your safety and ours comes first. The cost of testing and any required remediation is generally covered under insurance.
