The on-site inspection usually takes two to four hours, depending on the property. We work through the whole place methodically — looking at structure, moisture, mould, water damage history, drainage, ventilation, roofing, and any signs of past damage that’s been repaired or hidden. We use moisture meters and thermal imaging where it helps, and we’ll talk through what we’re finding as we go if you’re on-site.
Within 48 hours you get a written report with photos, a clear breakdown of what we found, and our honest recommendations. If there are issues that’d need restoration work, we give you rough cost estimates so you can factor it into your offer or your decision. If the property’s solid, we’ll tell you that too — no padding the report to justify the call-out fee.

Yes — most clients find it useful. We’ll talk through what we’re seeing as we go, so by the time the written report lands you’ve already got a sense of where things stand. If you can’t be there, that’s fine too — we’ll capture everything in the report and walk you through it afterwards.
